Steve Perez makes a motion to begin official business. Seconded by Eric Brown.

Old Business
Miscellaneous Park repairs and maintenance items/Vagrancy Issues

Board members noted that they have not seen any homeless activity as of late.

Chip Cordes had one incident, but it was just a person passing through.
Landscaping at EPOA Entrance Signs

Reviewed proposal from Cory’s Classic Cuts. We are going to table the bottle brush proposal and aim to see the basics of the signs look better.

Tyler, with Cory’s Cuts, said they will be waiting for the next flower to refresh before rearranging the new flowers by color.

Cory’s Classic Cuts did confirm they pressure washed. If we want to remove the rust stain at the SJB entrance sign, we may need to talk to our handyman and discuss a quick paint over.

Eric Brown noted some trash seen at the Beach Blvd entrance sign. PRG mentioned this to the vendor after our meeting and they have seen the same thing. It is addressed during the visits.

Vendor is heading into weekly visits. Cory’s will send us their schedule once they have it.
New Business
Dues Payments

PRG will be following up with all owners who still have outstanding dues payments.
Refreshing the Covenants and Restrictions in 2025

This topic has been discussed before but checking in to see if this is something we want to complete in 2025.

PRG can locate some other C+Rs for other Associations for comparison to see how our documents compare and if they need any new language.

PRG will also check the budget for Legal.
